Cooling Towers

Cooling tower cleaning, water treatment, and repair.

A cooling tower rejects your building's heat by evaporating water, which makes it the one piece of equipment on the property that is deliberately a warm, wet, open-air system. Vitality services open and closed circuit towers, crossflow and counterflow, induced and forced draft, for hospitals, data centers, manufacturing plants, and large commercial properties across Southeast Michigan. That means fill media and drift eliminators, basins and strainers, gearboxes and driveshafts, fans and motors and VFDs, float and makeup valves, and the water treatment that keeps all of it from eating itself.

Two things make tower work matter more than its size suggests. First, the tower sets the condensing temperature for everything downstream, so a fouled tower quietly raises head pressure and compressor energy on your chiller every hour it runs. Second, a tower is an aerosol generator: drift is the primary means by which cooling towers transmit Legionella, which is why water management is a health obligation and not just a maintenance line item. Neither problem announces itself. Both show up in the numbers long before anything trips.

Approach, not guesswork

Your tower tells you when it is fouling.

Approach is the gap between your leaving water temperature and the outdoor wet bulb, and it is a function of what the tower can actually do. As fill fouls and airflow degrades, approach climbs while range and wet bulb stay put. Nothing alarms. Nothing trips. The number just drifts, and your chiller pays for it. We measure it instead of guessing.

FAQ

Common cooling tower questions.

Routine culture testing is not the control most people assume it is. The Cooling Technology Institute does not recommend it for routine use, largely because culture methods take 10 to 14 days to return a result, which is far too slow to steer treatment, and because a non-detect one day can repopulate within days. What actually reduces risk is a water management program: consistent biocide residual, control of biofilm and sediment, and cleaning and disinfection on a schedule. Testing has a real role in outbreak investigation and in validating a disinfection, rather than as a monthly report card.

Because a tower degrades without ever failing. Fouled fill, plugged nozzles, a slipping belt, or a fan losing pitch all reduce what the tower can do, which shows up as a rising approach: your leaving water gets warmer relative to the wet bulb. Warmer condenser water means higher head pressure, and higher head pressure means your chiller draws more power for the same cooling. Nothing alarms, the building stays comfortable, and the cost lands on the utility bill instead of a work order.

It depends on whether the tower runs through the winter or sits idle. A tower running in subfreezing weather needs active ice control: holding a minimum leaving water temperature, managing fan cycling, and watching the air intake, because hard ice on the fill is what does structural damage. Manufacturers are also blunt that a basin heater is not designed to prevent icing while the unit is running, and that a tower must not be operated with no heat load in freezing weather. An idle tower generally wants its basin and exposed piping drained. The right answer is specific to your tower and your load, which is exactly why it should be planned before the first freeze rather than during it.
