You called. You got a callback window of tomorrow morning. The building still needs to function tonight or through the weekend, and you need to know what is actually possible in the meantime.

The answer depends on the season and how bad the situation is.

If the Cooling Is Out in Summer

Start with who is in the building and what the temperature is now. If it is 78 degrees in an office at 4pm and the outdoor temp is dropping tonight, you may be fine with open windows and fans until morning. If it is 88 and climbing, that is a different situation. Portable cooling units can be rented same-day or next-day from equipment rental companies in Southeast Michigan. Call first: availability disappears fast during heat events. Capacity is measured in tons or BTUs. A 2-ton portable unit handles roughly 500 to 800 square feet of office space. For a larger area, you need multiple units or a larger trailer-mounted system.

Portable units exhaust heat through a duct that has to exit the building somewhere, usually through a window or a door. They also pull significant power, typically 15 to 20 amps per unit on 240-volt circuits. Make sure you have the electrical capacity before you commit to a rental.

Cost: portable spot cooler rentals run $200 to $500 per unit per day for standard units. Larger trailer-mounted systems run $1,000 to $3,000 per day. Emergency delivery adds to that.

Do not make people work in heat that exceeds OSHA's recommendations. Sustained indoor temperatures above 89 degrees Fahrenheit are flagged as a concern. If the space can be vacated for the night or the workday shifted, that is the cheapest solution.

If the Heat Is Out in Winter

Act faster than you think you need to. Portable electric space heaters are a stopgap for occupied spaces. Limited in output and they draw significant electricity, but they are widely available and safe for indoor use. Focus them on occupied areas and spaces with plumbing.

For larger spaces, propane construction heaters put out serious BTUs and are the tool contractors use to keep job sites warm. They require ventilation. Do not run them in enclosed spaces without airflow. Rental equipment companies carry them.

If the temperature in mechanical rooms or areas with exposed plumbing is going to drop below 40 degrees overnight, call a plumber in addition to the HVAC contractor. Turning off the main water supply is worth considering if you cannot maintain temperature above freezing in those areas.

Try One More Contractor

If your contractor cannot come until tomorrow and the situation warrants it, call one more. Be direct: describe the situation, ask specifically whether they have emergency availability today, and ask what the after-hours rate is. Some contractors hold capacity for genuine emergencies even when their regular schedule is full. "Tomorrow morning" from one contractor does not mean no one in Southeast Michigan can come tonight. Two things worth confirming before you run out the door or hand this off for the night: whether running the system in its current state will make the underlying problem worse, and whether your insurance policy has a notification requirement that starts the clock from the time of the failure, not the time of the repair. Both answers take one phone call each and could matter significantly.
